The developers behind Las Vegas’ biggest new community in years have closed on their purchase of the site, acquiring approximately 940 acres in the upper northwest Las Vegas Valley for $94 million. Olympia Companies and Bruin Capital Partners completed the public land sale through the city of Las Vegas, clearing the way for up to 6,000 homes in the new community of Monument Hills.
A Historic Land Sale
The acquisition marks the largest new master-planned community in the region in years. Governor Joe Lombardo called the federal land sale “historic,” noting it will create thousands of homes, generate billions in economic activity, and support military families.
Plans for Monument Hills include:
-
Up to 6,000 residential units
-
290 units of military housing
-
300 workforce housing units
-
Two school sites
-
Commercial space
-
Roughly 90 acres of parks and trails
What’s Next
The developers will sell plots of land to homebuilders over the next several years. The first homes are expected to deliver in spring 2028.
Water Considerations
Southern Nevada continues to grapple with a decades-long drought, and water concerns often arise with large-scale development. However, the Southern Nevada Water Authority’s long-term planning accounts for population growth and expects the valley’s water use to stay within its permanent supply through 2075, with some caveats.
What This Means for Landowners
This historic land sale reinforces the continued expansion of the Las Vegas Valley’s urban footprint and the sustained demand for residential development sites. With up to 6,000 homes planned, the northwest corridor will see increased infrastructure investment, commercial activity, and population growth. For landowners with parcels near the project area or along the U.S. 95 corridor, this development signals long-term appreciation potential and heightened interest from builders seeking adjacent or nearby sites.
