New Mixed-Use Project Planned for Downtown Summerlin Area

Downtown Summerlin mixed-use project with 354 apartments and retail space

A new mixed-use development was approved for the Downtown Summerlin area, bringing hundreds of new apartments and additional retail space to one of Southern Nevada’s most popular commercial districts. The approval comes as Howard Hughes Holdings continues to double down on the Summerlin submarket, adding its fourth residential community in Downtown Summerlin even as multifamily development has shown signs of slowing nationally.

Clark County commissioners approved a proposal from Howard Hughes Holdings for a 354-unit apartment complex with 6,556 square feet of commercial space on September 2nd. The nearly 4-acre project site is located along Spruce Goose Street, just east of the open-air mall off Sahara Avenue at the 215 Beltway.

What’s Being Planned

The five-story development would include a parking structure, a mix of studio, one-bedroom, and two-bedroom apartments, and amenities such as a pool, clubhouse, and “dog spa.” The project would add to the already robust residential and commercial offerings in the Downtown Summerlin core.

Why Howard Hughes Is Doubling Down

While broader market conditions have made some multifamily projects harder to pencil out, Howard Hughes Holdings continues to double down on Summerlin. This latest approval marks the developer’s fourth community in Downtown Summerlin, signaling strong confidence in the submarket’s long-term potential. Demand for housing in master-planned communities with established amenities, strong schools, and convenient access to employment centers continues to outpace supply. Land in these areas is scarce, and high-quality infill sites like this one are increasingly difficult to find.

The company said the new project “represents the next chapter in Downtown Summerlin’s evolution,” with plans to enhance the district with additional retail and improved pedestrian connectivity.

Summerlin spans 22,500 acres along the Las Vegas Valley’s western rim and boasts more than 130,000 residents, some of the highest home and land prices in Southern Nevada, and a network of parks, trails, and community centers.

Timeline

With county approval now secured, the project is moving forward. No construction timeline has been announced, but the approval clears the way for development to proceed.

What This Means for Landowners

This project reinforces the continued demand for mixed-use and multifamily development in master-planned communities like Summerlin, where land values remain among the highest in the valley. Even as broader market conditions show caution, infill sites in established, amenity-rich locations continue to attract investment. Howard Hughes’s decision to add a fourth community to Downtown Summerlin signals long-term confidence in the area and underscores the premium placed on scarcity and location. For landowners with parcels near established commercial cores, sustained residential development activity supports long-term appreciation.
