2010 Year End Land Sales Report
The information contained in this study is designed to estimate Finished and Partially-Finished Lot inventory throughout the Las Vegas Valley as of December 2008. The 2008 inventory is adjusted monthly based on New Home Starts. The study analyzes and reports:

Five-Year Housing Supply & Demand Model

The Five Year Supply & Demand Model consists of over 100 data points, a portion of which are listed below and are updated monthly with current data. This is a forward-looking model based on commonly accepted assumptions that are a guide to determine future demand for housing, lots and land:

Five-Year Residual Lot & Land Value Model

The Five Year Residual Lot/Land Model is a companion study to the Supply & Demand Model. Simply stated, in this report we apply Supply & Demand conclusions to location-specific New Home Median pricing, minus hard/soft construction costs resulting in the estimated residual land value over the next five years.

Finished Lot Sales Report

Detailed Finished Lot Sales Reports are based on the following assumptions: (a) Every transaction was an arms-length transaction occurring in 2008 or 2009 respectively; (b) All lots were improved or partially improved with verifiable sales information from public resources.

Available reports:
  • Price per Lot: The actual Purchase Price paid
  • Estimated Cost to Complete: The estimated cost to finish the lot from the condition at the time of sale to finished ready-to-build condition.
  • Adjusted Lot Cost: The sum of the actual Price per Lot and Estimated Cost to Complete
  • Adjusted SF Cost: We reduced each sale to a common unit for comparison. The adjusted SF Value is based on the Adjusted Lot Cost and Average Lot Size.
  • Total Lot Construction Cost: The estimated cost to construct a finished ready-to-build lot from raw land based on generally accepted cost assumptions.
  • Residual Land Value: The sum of the Adjusted Lot Cost minus the Total Lot Construction Cost

The information contained in this report is a summary of 203 communities that we are currently tracking that meet the following criteria:

  • Finished Lots: Residential Finished and/or Partially Finished Lots as part of a Subdivision
  • Available Inventory: Actively Marketed and Off-Market properties that are available.
  • Future-Available: Pre-Foreclosure (Notice of Sale Recorded), Non-Builder Owned lots, Pending Bankruptcy or Unreleased Bank Owned lots.
